Out of site out of mind mostly, just like your skin, take care of it or it will become infected and fester into major problems that a band-aide could have prevented.

Why commercial building owners do not have roofs inspected until it leaks is beyond me.
what's really sad is when we do get rain every big box type store has dozens of buckets and slippery when wet warning signs all over their units...go figure
i quit trying to sell inspections to the majority around here because they don't get it & i can't fix stupid

But, if you're a property owner that values your investment, I'm available to take care of all your inspection needs...call me!

True Badair...I see the same thing when it rains here. People don't give it a second thought. Just bring out the pails, the rain won't last long. Nor will the building.

Monday I did a thermal imaging job. Or rather a water test instead. Some guy who owns a restaurant in downtown Phoenix was tired of dragging the pails out, so he called me.

While on the roof, I asked the owner to throw the garden hose up. I simply sprayed the exposed plywood and cracks in the A/C ducts above his pails. Never took the TI camera out of the case. He paid me to basically use my ladder and look at his roof, then tell him he needs a new roof covering and the ductwork sealed.

I wondered if anyone had been on the roof in the last 30 years. I would think air conditioning folk would provide the guy with a little info through the years, apparently nobody said anything, according to the owner anyway.

Even roofs with warranties need love! One last week still had 8 years warranty left, but hadn't been maintained. Told client they might want to get the mfg rep out to take a look because if I were the mfg, I wouldn't honor the remaining warranty in its neglected and leaking condition. Quite obvious the required maintenance protocol hadn't been followed.

It's like I tell my commercial clients here, especially if they are out of town investors, they should have a 3rd party independent inspector walk there property especially the roof at least once a year to assure that things are being maintained properly and to report on any issues they may find.

Indeed, Chuck.

Think of the millions and millions of dollars in wasted money which could help a business grow, rather than go down the roof drain just because of deferred maintenance.
